Clear answers to common questions about mould surveys, reporting, risk and what happens next.
We offer tiered report options depending on the level of detail and purpose required. Lower-level reports provide a clear overview of visible mould and moisture risk. Higher-level reports include detailed inspection findings, causal analysis, photographic evidence, and structured recommendations. The appropriate level depends on whether the report is for personal understanding, landlord engagement, or dispute resolution.
The survey focuses on identifying visible mould, moisture patterns, and building-related risk factors. This includes inspection of affected areas, assessment of ventilation and heating, review of building construction, and consideration of likely moisture sources. Findings are recorded objectively and supported with photographs and observations.
In many cases, the likely causes can be identified with reasonable confidence. However, mould is often the result of multiple interacting factors, such as ventilation, thermal performance, and moisture ingress. Where certainty is limited, this is clearly stated, and further investigation may be recommended.
No. We remain independent and do not undertake remedial works. This avoids conflicts of interest and ensures the findings and recommendations are impartial. Where appropriate, we can outline the type of remedial action that should be considered and who is best placed to carry it out.
Attendance times vary depending on location and demand. Urgent cases, particularly where vulnerable occupants are involved, are prioritised where possible. Current availability can be confirmed at the time of enquiry.
Mould can be a health concern for some occupants, particularly those with existing respiratory conditions, allergies, or weakened immune systems. However, health effects vary widely. Our role is to assess building and environmental risk factors only. We do not diagnose health conditions or provide medical opinions.
No special preparation is required. We recommend leaving the property as-is so conditions can be assessed accurately. Avoid cleaning or removing mould immediately before the visit, as this can obscure evidence and patterns.
Yes. Moisture detection tools may be used to support observations and identify areas of elevated moisture. Readings are interpreted alongside building context and visual evidence and are not relied upon in isolation.
Yes. Reports are suitable for landlords, managing agents, and housing providers and are written in a clear, structured format. They can support decision-making, remedial planning, and communication with occupants.
Reports are evidence-led and professionally structured. While they are not automatically expert witness reports, higher-level reports can be suitable for use in disputes, complaints, or pre-legal discussions. Where formal legal proceedings are anticipated, this should be discussed in advance.
